This will include ensuring that the appliance functions correctly, that the pipework is safe and it can flow freely throughout the property without any blockages. They will also make sure that any carbon monoxide that is a biproduct of gas burning, is transferred to the outside atmosphere instead of being confined to the property. Once the inspection is complete the engineer will issue the Gas Safety Certificate (or Record) to the landlord. The report will contain the results of the gas appliance inspection and whether any appliances are deemed not in compliance with current Standards or Immediately Dangerous or at risk. Landlords must keep an original copy of the report for their own records, and also provide it to tenants within 28 days. They should also provide a copy to new tenants at the beginning of their lease.
